Galleria Area

The Galleria is Houston’s second largest office submarket and has one of Houston’s most diverse tenant base. It is also one of Houston’s most coveted office submarkets. In general, the Galleria defies real estate trends. Asking rents have increased while vacancy and sublease space have decreased. Along with the CBD, The Woodlands, and Greenway, it is one of several submarkets with typically lower than the average vacancy rates. The Galleria is attractive for several reasons. The submarket has a good deal of amenities and is ideally located along the West Loop. It has approximately 64 commercial office buildings, with a total of 16,834,469 SF of net rentable office space. An employment-centric submarket in central Houston, the Galleria has consistently low vacancy rates. Current vacancy is the Galleria/Uptown office real estate market is approximately 16%.
